Adarsh Urbanite Builder

Adarsh Urbanite is a project of Adarsh Developers, also known as Adarsh Group, the Bengaluru developer behind the Palm Meadows villa estate in Whitefield and the Palm Retreat township off the Outer Ring Road. Founded in 1988 by B M Jayeshankar with B M Karunesh, the group has built in the city for nearly four decades and, by its own count, has completed 33+ projects totalling over 29.61 million sq ft. Adarsh Urbanite, with 1,109 homes in seven towers on Bellandur Lake Road, joins a group of Adarsh projects in East Bengaluru, from Palm Retreat, about 4.6 km away by road, to registered apartment projects at Panathur and Doddakannelli.

This page sets out who Adarsh Developers is, the projects that made its name, its work around Bellandur, who holds the land at Adarsh Urbanite, and how to read the developer's record.

Searches for the owner of Adarsh Developers lead to B M Jayeshankar, who leads the group as its Founder, Chairman and Managing Director. B M Karunesh, who founded the group with him in 1988, is Joint Managing Director, and Nischay Jayeshankar and Nidhi Jayashankar work alongside them as Deputy Managing Director and Executive Director.

The group's defining trait is range. It has built a villa estate, a mixed township, mid-segment and premium apartments, plotted developments, leased office buildings and a 397-room hotel, so the brand carries recognition across price points rather than in a single band.

Adarsh Developers counts 21.36 million sq ft of upcoming developments without naming them. Four of its recent registrations show where the pipeline is heading.

Landmark Projects

Adarsh Palm Meadows and Adarsh Palm Retreat are the projects that made the brand, and a Palace Road hotel carried it into hospitality.

The developer describes Palm Meadows, in its own words, as "India's first-ever luxury gated villa community". It lists Palm Retreat's villas and condominiums as completed, while two Palm Retreat-branded apartment projects in Bellandur, Lakefront and Mayberry, are still ongoing under live registrations.

The Palace Road hotel is the 397-room hotel Adarsh built and owns, opened in 2015 under Shangri-La management and now named Artezia. Adarsh Realty and Hotels Private Limited is the hotel company. The developer's hospitality list also includes Palm Meadows Resort in Whitefield and Adarsh Hamilton, off Richmond Road.

Beyond these, the developer calls Adarsh Greens at Kogilu, Yelahanka, its debut project in the mid-segment, and Adarsh Savana its first plotted development. It also lists six completed commercial buildings, including Adarsh Gem on the Outer Ring Road at Devarabisanahalli, Adarsh Eco Place in the EPIP zone at Whitefield and Adarsh Opus on Richmond Road, most of them marked as leased out.

For a buyer at Adarsh Urbanite, this cluster is useful in two ways. Palm Retreat's completed villas and condominiums, about 4.6 km by road, show the developer's finished work in this corridor. The registered projects nearby, from Lakefront and Mayberry to Parkland and Rosewood, show its current work, with progress that can be followed quarter by quarter on K-RERA.

Who Holds the Land at Adarsh Urbanite

Adarsh Urbanite's land and clearance sit within the Adarsh group. Adarsh Ecstasy Projects Private Limited and Adarsh Developers, both Adarsh group entities, are the project's proponents and landowners, and jointly hold its environmental clearance. The clearance was granted on 16 April 2025.

That arrangement follows the group's usual practice. Adarsh registers most of its projects under a project-specific company rather than under the Adarsh Developers name, which ring-fences each project's finances. Its projects in East Bengaluru show the pattern:

ProjectPromoter on the K-RERA registration
Adarsh Palm Retreat, its registered later phaseAkarsh Residence Pvt Ltd
Adarsh Palm Retreat LakefrontAlekhya Property Developments Pvt Ltd
Adarsh Palm Retreat MayberryAkarsh Residence Pvt Ltd
Adarsh Parkland Phase 1Akarsha Realty Private Limited
Adarsh Parkland Phase 2Shivakar Infra Private Limited
Adarsh RosewoodAkarsh Residence Pvt Ltd

Other Adarsh projects are filed directly as Adarsh Developers or M/s Adarsh Developers, which K-RERA records as a partnership firm. Two practical points follow. A search of the K-RERA register for "Adarsh Developers" will not show the full portfolio, so search by project name instead. And a new Adarsh project may register under a company whose name does not contain the word "Adarsh"; that is expected, not a warning sign.

Adarsh Urbanite's promoter of record will be the entity named on its K-RERA registration. What matters to a buyer is that the promoter on the registration certificate is the same entity named on the sale agreement, and on every receipt for money paid.

Adarsh Developers on K-RERA

Adarsh Developers' registered projects each carry a public history on K-RERA: the registered completion date and any extensions, quarterly progress reports and buyer complaints. That history is the fairest way to judge the developer, project by project.

Completion dates on several Adarsh registrations have been extended beyond the dates first filed, some of them under the relief K-RERA granted during the pandemic. In this corridor, Adarsh Palm Retreat Lakefront Phase 1 carries a proposed completion date of 30 May 2025 after extensions, and the developer still listed it as ongoing on 30 September 2026. In north Bengaluru, Adarsh Greens Phase 1 at Kogilu reported 99% completion in its quarterly report for the fourth quarter of 2025-26, filed on 28 September 2026, against a proposed completion of 31 October 2026. Each of the two Adarsh Greens phases carries 24 buyer complaints on K-RERA, filed between June 2025 and September 2026, mostly about delayed possession, sale-deed registration and delay compensation.

On 15 September 2022, Deccan Herald reported BBMP officials alleging rajakaluve (storm-water drain) encroachment at Adarsh Palm Retreat and at Adarsh Vista; no outcome has been reported.

Reading the record well takes a few habits:

  • Search each project by name and open its detail page, not a promoter list.
  • Compare the proposed completion date with the one first filed, and note any extensions.
  • Read the latest quarterly progress report for the percentage completed.
  • Read complaints for what they are about and how many have been disposed; a count is a starting point, not a verdict.

Is Adarsh a Good Builder in Bangalore?

Adarsh Developers brings nearly four decades of building in Bengaluru to Adarsh Urbanite, from Palm Meadows in 1998 and Palm Retreat in 2005 to registered apartment projects a few kilometres from Bellandur Lake Road today. Its brand is established across villas, apartments, plots, offices and hospitality, and its completed Palm Retreat homes sit in the same corridor.

The fairest answer comes project by project. Read each registered project's completion history, its quarterly progress reports and any complaints on K-RERA, visit a completed Adarsh community, and hold Adarsh Urbanite to the documents a buyer should see before paying anything. The reviews page carries the full buyer checklist, the overview sets out the project and its approvals, and the contact page is the place to register for updates.

Adarsh Urbanite About Builder FAQs

Adarsh Urbanite is a project of Adarsh Developers, also known as Adarsh Group, a Bengaluru developer founded in 1988 by B M Jayeshankar with B M Karunesh. B M Jayeshankar leads the group as its Founder, Chairman and Managing Director, with B M Karunesh as Joint Managing Director. By the developer's own count it has completed 33+ projects totalling over 29.61 million sq ft, including Adarsh Palm Meadows and the Adarsh Palm Retreat township off the Outer Ring Road.

Adarsh Developers has built in Bengaluru since 1988, from the Palm Meadows villa estate (1998) and the Palm Retreat township (2005) to registered projects in this corridor such as Adarsh Parkland at Panathur and Adarsh Rosewood at Doddakannelli. Several of its K-RERA registrations show completion dates later than those first filed, partly through the pandemic-era extensions the authority allowed. The fairest test is the record of each project: read its registration, quarterly progress reports and any complaints on K-RERA before you book.

Adarsh Developers registers most of its projects with K-RERA through a project-specific company, and several of those companies carry names without the word Adarsh. That is standard practice for a developer of its size, and it ring-fences each project's finances. Whatever the company's name, check that the promoter named on the RERA certificate is the same entity named on your sale agreement.

Open the K-RERA website and search its list of registered projects. Search by project name and check the promoter company as well, because Adarsh registers most of its projects through a project-specific company. When a number is quoted to you, check that it opens a project on Bellandur Lake Road in Yemalur and Bellandur Amanikere villages, and not another Adarsh project.

Adarsh Urbanite holds its environmental clearance, granted on 16 April 2025 for 1,109 homes in seven towers on about 19.6 acres, after standard terms of reference were issued on 7 December 2024. The clearance fixes the plan: any expansion or change needs a fresh clearance. Building-plan sanction, fire and other approvals are separate, and the approving authority and plan approval number have not yet been published. Ask to see the sanctioned plan before you book.

Adarsh Urbanite is an upcoming apartment community by Adarsh Developers (Adarsh Group) on Bellandur Lake Road in Bellandur, East Bengaluru. The plan cleared in April 2025 places 1,008 apartments of 2.5 and 3 BHK, plus 101 homes for economically weaker sections, in seven towers on about 19.6 acres. Adarsh Urbanite is the name the project is known and searched by; no statutory record uses it yet, and the registered name will be confirmed at K-RERA registration. It is sometimes searched as Adarsh Bellandur, a label also used for the developer's other Bellandur projects.
