Adarsh Urbanite Price
Adarsh Urbanite's homes, 224 of 2.5 BHK and 784 of 3 BHK in seven towers on Bellandur Lake Road, will carry a cost in two parts: the price Adarsh Developers sets for each home, and the statutory charges Karnataka adds to every home purchase. The second part follows fixed rules, so a buyer can plan for it now.
This page sets out the price status, the statutory costs in full, a worked example per ₹1 crore of agreement value, the other charges a cost sheet usually carries, and the registered projects nearby that give the local market its context. For the homes themselves, see the floor plans; for what the plan includes, see the amenities and the master plan. Address Maker Apollo is useful for the affordability lens because the real decision usually comes down to all-in cost, payment schedule, floor preference, and how much contingency the buyer keeps aside.

Registration status. Adarsh Urbanite's K-RERA registration is pending: as at 30 September 2026, no registration number has been issued. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project cannot be advertised, booked or sold before it is registered, so no booking amount, token or expression-of-interest payment should be paid until registration. Check the status on the K-RERA website before you pay anything.
Prices quoted for Adarsh Urbanite on third-party sites are not the developer's. The first price that counts is the one on Adarsh Developers' own price list, stated against the RERA carpet area of each home.
Statutory Costs on a Bengaluru Home
Every home at Adarsh Urbanite will carry three statutory charges on top of its agreement value: GST, stamp duty with its cess and surcharge, and the registration fee. Together they come to 12.6% of the agreement value.
| Component | Rate | Basis |
|---|---|---|
| GST on an apartment bought before its completion certificate | 5% effective, with no input tax credit | The notified rate of 7.5% applied to two-thirds of the agreement value, with one-third treated as the value of the land |
| Stamp duty (property above ₹45 lakh) | 5% | Of the property value: the higher of the agreement value and the government guidance value |
| Cess on stamp duty | 10% of the duty, or 0.5% | Added to the stamp duty |
| Surcharge on stamp duty | 2% of the duty, or 0.1% | The rate in a city-corporation area such as this one (3% of the duty in BMRDA and rural areas) |
| Effective stamp duty | 5.6% | 5% x (1 + 0.10 + 0.02) |
| Registration fee | 2% | Karnataka's rate since 31 August 2025 |
| Stamp duty and registration together | 7.6% | 5.6% + 2% |
| All-in statutory costs | 12.6% | 5% GST + 5.6% stamp duty + 2% registration |
GST. GST applies to a home bought before its completion certificate is issued. It is notified at 7.5% on two-thirds of the amount, with the remaining third deemed to be land, which works out to 5% of the agreement value, with no input tax credit available at this rate. The September 2025 GST rate rationalisation left this rate unchanged. GST is not charged on a home bought after the completion certificate is issued.
Stamp duty. Karnataka charges 5% stamp duty on a property above ₹45 lakh, plus a cess of 10% of the duty and a surcharge of 2% of the duty in a city-corporation area, for an effective 5.6%. Stamp duty is charged on the higher of the agreement value and the government guidance value for the property, so where the guidance value is higher, the duty follows it.
Registration fee. Karnataka raised the registration fee to 2% on 31 August 2025, its first revision since 2003. Like stamp duty, it is charged on the higher of the agreement value and the guidance value.
Worked Example per ₹1 Crore
A home at Adarsh Urbanite bought at an agreement value of ₹1 crore would carry the statutory costs below. The figure is an illustration of the rates only: Adarsh Developers has not announced any price, and ₹1 crore is not an estimate of one.
| Component | Basis | Amount |
|---|---|---|
| Agreement value (illustration) | ₹1,00,00,000 | |
| GST | 5% effective | ₹5,00,000 |
| Stamp duty | 5% | ₹5,00,000 |
| Cess | 10% of stamp duty | ₹50,000 |
| Surcharge | 2% of stamp duty | ₹10,000 |
| Registration fee | 2% | ₹2,00,000 |
| Statutory costs | 12.6% | ₹12,60,000 |
| Total outlay before other charges | ₹1,12,60,000 |
In short, statutory costs add about ₹12.6 lakh on every ₹1 crore of agreement value. The load scales in a straight line, so the same rates can be applied to any price once one is announced:
| Per ₹10 lakh of agreement value | Amount |
|---|---|
| GST at 5% | ₹50,000 |
| Stamp duty with cess and surcharge at 5.6% | ₹56,000 |
| Registration fee at 2% | ₹20,000 |
| Statutory costs at 12.6% | ₹1,26,000 |
Two points keep the arithmetic honest. First, stamp duty and the registration fee follow the guidance value where it is higher than the agreement value, so check the guidance value for the property before you budget. Second, the 12.6% covers statutory costs only; it does not include the charges in the next section.
Other Charges to Expect on the Cost Sheet
Adarsh Urbanite's cost sheet, once Adarsh Developers publishes it, will set out charges beyond the agreement value and the statutory costs. None of the amounts below has been announced, and none is included in the 12.6%.
| Charge | What it relates to at Adarsh Urbanite | Amount |
|---|---|---|
| Car parks | 1,636 car parks on two basement levels, against 1,165 required; about 1.5 for every home across the 1,109 homes | Not yet announced |
| Clubhouse membership | A clubhouse is planned, with its size and facilities to be announced | Not yet announced |
| Maintenance deposit | Upkeep of the landscaped grounds, the park of about 7,717 sq m, the two sewage treatment plants, rainwater harvesting and the shared services | Not yet announced |
| Legal and documentation charges | The agreement for sale and the sale deed | Not yet announced |
| Home loan fees | Processing and related charges | Set by your lender |
When the cost sheet arrives, read it line by line. Ask how many car parks come with each home and whether they are priced separately, whether any floor-rise or location charge applies, what the clubhouse membership covers, how long the maintenance deposit runs, and which charges attract GST. Ask your lender, too, which parts of the total it will finance and which you will need to pay from your own funds. Adarsh Bellahalli is useful inside the same Adarsh Developers Bengaluru set because buyers still need to separate developer familiarity from address, layout, and payment-plan fit.
Registered Projects Nearby
Adarsh Urbanite sits in a stretch of East Bengaluru where registered projects nearby give buyers local context. The table names three, each with its K-RERA registration.
| Project | Developer | Where | Distance from Adarsh Urbanite | K-RERA registration |
|---|---|---|---|---|
| Sobha Neopolis | Sobha Limited | Panathur Road | About 5.0 km by road | Five phases: PRM/KA/RERA/1251/446/PR/200923/006269 to 006271, and PRM/KA/RERA/1251/446/PR/220923/006282 and 006283 |
| Adarsh Parkland Phase 2 | Adarsh Developers | Panathur | About 4.8 km by road | PRM/KA/RERA/1251/446/PR/210226/008479, registered 21 February 2026 |
| Adarsh Rosewood | Adarsh Developers | Doddakannelli | About 6.0 km by road | PRM/KA/RERA/1251/446/PR/311224/007335, registered 31 December 2024 |
Sobha Neopolis, Panathur Road, about 5.0 km by road: ₹2.3 Cr onwards (Sobha's stated starting price, September 2026). It is the one project in the table whose developer states a price on its own project page; neither the Adarsh Parkland Phase 2 nor the Adarsh Rosewood project page states one.
Sobha Neopolis's price is Sobha's own stated figure, on its own area basis and specification, and Adarsh Parkland Phase 2 and Adarsh Rosewood are registered Adarsh Developers projects nearby, shown as context. None is a guide to Adarsh Urbanite's price, which Adarsh Developers has not yet announced.
Buyers searching for Bellandur property rates per square foot will find locality averages quoted online. They are third-hand averages, not any developer's price; the rate that will count at Adarsh Urbanite is the one Adarsh Developers states against the RERA carpet area on its own price list.
Before You Pay Anything
A home at Adarsh Urbanite should be secured with the documents in hand. Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars a project from being advertised, booked or sold before it is registered, so the registration certificate comes first, and every other document follows from it.
| Ask for | Why |
|---|---|
| The K-RERA registration certificate | Confirms the project name, the promoter and the registered completion date |
| The written cost sheet | Every charge itemised: agreement value, GST, stamp duty, registration, car parks, clubhouse, maintenance and legal charges |
| The sanctioned building plan and its approval number | Confirms what is being sold and names the approving authority |
| The RERA carpet area of your home | The basis on which to compare prices, rather than a super built-up figure |
| The promoter entity named on the sale agreement | It should match the promoter on the registration certificate |
| The guidance value of the property | Stamp duty and registration follow it where it is higher than the agreement value |

Adarsh Urbanite Price FAQs
Adarsh Developers has not announced a price for Adarsh Urbanite and has not published a price list or cost sheet, so prices quoted on third-party sites are not the developer's. When prices are announced, plan for statutory costs on top: GST at 5%, stamp duty with cess and surcharge at 5.6% and a registration fee of 2%, about 12.6% of the agreement value in all, or about ₹12.6 lakh on every ₹1 crore. The price page names registered projects nearby for context, with a price only where that project's own developer publishes one.
On a home at Adarsh Urbanite, three statutory costs sit on top of the agreement value: GST at 5% on an under-construction home, stamp duty at 5% with a 10% cess and a 2% surcharge on the duty (5.6% in all), and a registration fee of 2%, raised from 1% on 31 August 2025. Together they come to 12.6% of the agreement value, or ₹12,60,000 on every ₹1 crore, for a total outlay of ₹1,12,60,000 before other charges. Stamp duty and registration are charged on the higher of the agreement value and the government guidance value. GST is not charged on a home bought after its completion certificate is issued.
Beyond the price and the 12.6% in statutory costs, a cost sheet for a new apartment usually lists car parks, clubhouse membership, a maintenance deposit, and legal and loan fees. For Adarsh Urbanite none of these has been announced, and none is included in the 12.6%. Ask for a full cost sheet that itemises every charge before you pay anything, and compare homes on the total rather than the base price. The price page works through the statutory costs in full.
Adarsh Developers has not announced a launch date or a possession date for Adarsh Urbanite. The plan provides for about five years (60 months) of construction once all approvals are in place; the binding completion date will be the one registered with K-RERA, and that is the date to hold the developer to. The project cannot be launched for sale until it is registered, so treat any launch or possession date quoted before registration as unconfirmed.
RERA pending. As at 30 September 2026, Adarsh Urbanite's K-RERA registration is pending and no registration number has been issued, so a number quoted for it today is not its own. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project cannot be advertised, booked or sold before registration, so no booking amount, token or expression-of-interest payment should be paid until it is registered. Check the status at rera.karnataka.gov.in before you pay anything.
Start with the K-RERA registration certificate, and match its number against the state register. Ask for the sanctioned building plan with its approving authority and plan approval number, the carpet area of your home as registered with K-RERA, and a full cost sheet. Check that the promoter on the RERA certificate is the same entity named on your sale agreement, and note the registered completion date, which is the date to hold the developer to.
