Adarsh Urbanite's master plan sets 1,109 homes in seven towers of 18 blocks on about 19.6 acres of land on Bellandur Lake Road, with buildings on only about 19% of the net site area and landscaping on about a third of it. Every block rises to ground plus 13 upper floors over one or two basements, cars park below ground in 1,636 basement spaces, and a park of about 7,717 sq m sits in the south-east corner. Adarsh Urbanite's land area is about 19.6 acres (79,494 sq m), recorded as 19 acres 25.75 guntas. The plan behind these figures is the one fixed by the project's environmental clearance, granted on 16 April 2025, so the numbers on this page are the ones any later change would have to answer to. Internal driveways 8 m wide link the three parts, and an 8 m fire driveway runs around every tower. Setbacks of 13 m hold the buildings back from the boundary on all sides. With one gate for 1,109 homes, the entry arm carries all of the community's traffic, and its gates sit inside the boundary, clear of the road.
The two clusters give the community a clear order. The 2.5 BHK homes gather in the north; the 3 BHK homes fill the southern cluster of fourteen blocks, which also holds the park.
Adarsh Urbanite's seven towers are made up of 18 blocks, each of ground plus 13 upper floors, with four apartments on each floor of every block.

The 3 BHK homes come in two layouts of 392 homes each. One layout fills Towers 3 and 4 and block 15 of Tower 7; the other fills Towers 5 and 6 and blocks 16 to 18 of Tower 7. Adarsh Urbanite's towers are planned around the water that runs through and beside the land. Bellandur Lake lies to the west, across Bellandur Lake Road, and storm-water drains, one of them carrying the lake's overflow, cross and edge the site.

The environmental clearance sets conditions on how the plan treats this water:
The buffers shape the layout. The park in the south-east sits largely inside the primary drain's 50 m buffer, so part of the buffer land along the southern edge becomes the community's park. The clearance also fixes the plan as a whole: any expansion or change to it needs a fresh environmental clearance. Adarsh Urbanite's towers rise to ground plus 13 upper floors (G+13), with a maximum height of 44 m (41.9 m for Towers 1 and 2). Every block stands over one or two basements: one under Towers 1, 2 and 4, and two under Towers 3, 5, 6 and 7.

Fourteen levels of homes, with four apartments to a floor, keep each block at 56 apartments before the EWS homes are counted. That is a modest number of neighbours to share a block with, set against the size of the community as a whole.
Adarsh Urbanite keeps cars below ground: 1,636 car parks on two basement levels, 984 on the first and 652 on the second, against 1,165 required. Across 1,109 homes that is about 1.5 spaces a home, and a quarter of the parking, 25% of 1,636 or about 409 spaces, is to carry electric-vehicle charging, as the environmental clearance requires.

Every home is to have smart water meters with aerators, and rainwater harvesting gathers roof water in two sumps of 770 cu m each and recharges the ground through 59 recharge wells.
