Adarsh Urbanite's address on Bellandur Lake Road puts work, schools and hospitals within a few kilometres by road, which is much of Bellandur's appeal for households working along the Outer Ring Road.

The trade-offs are the ones buyers in this belt know well. Adarsh Urbanite has a single entrance and exit, on Bellandur Lake Road, which is two lanes today. The Outer Ring Road carriageway is about 2.8 km by road via Kariyammana Agrahara Road, and the Silk Board to KR Puram stretch of the ORR is reported to be among the city's most congested corridors, with metro works occupying it until 2027. Registration status. Adarsh Urbanite's K-RERA registration is pending: as at 30 September 2026, no registration number has been issued. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project cannot be advertised, booked or sold before it is registered, so no booking amount, token or expression-of-interest payment should be paid until registration. Check the status on the K-RERA website before you pay anything.
Figures Circulating Online
Adarsh Urbanite's cleared plan is the yardstick for every figure quoted about the project online. Some broker sites describe the project as 40 acres with about 2,800 flats, 15 or 30 towers of G+15 and 170 villas on 20 acres. None of these figures matches the cleared plan, which is 19.6 acres, 1,109 homes in seven towers of G+13 and no villas, and any change to that plan would need a fresh environmental clearance.
The same test applies to everything else quoted about the project. Treat as unconfirmed any RERA number, price, launch date or possession date that does not come from Adarsh Developers or the K-RERA register. Listings that offer 2 BHK or 4 BHK homes describe homes the plan does not contain, since it has 2.5 BHK and 3 BHK apartments only. A clubhouse described with a size or a list of facilities goes beyond the plan, which names a clubhouse with its size and facilities still to be announced. Views from individual homes have not been published; Bellandur Lake lies to the west, across Bellandur Lake Road.
One naming point helps with searches. Adarsh Bellandur is a label also used for the developer's other Bellandur projects, so check that any listing names Adarsh Urbanite and its address on Bellandur Lake Road, in Yemalur and Bellandur Amanikere villages, before reading anything else into it.
Drains, Rain and the September 2022 Floods
Adarsh Urbanite's land is shaped by water. Storm-water drains run along and across the site, and Bellandur Lake lies to the west, across Bellandur Lake Road. The cleared plan builds around the drains rather than over them.

The park of about 7,717 sq m lies mostly within the primary drain's buffer. The environmental clearance requires the drains to be retained unaltered under tree cover, bars any construction that obstructs natural drainage, calls for a retaining wall and bamboo planting in the drain buffers, and requires flood precautions because the site is near water bodies. Rainwater harvesting adds two roof-water sumps of 770 cu m each and 59 recharge wells, and the plan adds a garland drain round the boundary.
The neighbourhood's recent history is part of the picture. In September 2022, flooding inundated parts of Kariyammana Agrahara and Yemalur, as Deccan Herald reported on 6 September 2022. In May and June 2023, Bellandur Lake Road was closed for days for pipeline repair and heavy water flow, as Deccan Herald reported on 31 May 2023.
None of this rules a home in or out; it tells a buyer what to ask. Ask Adarsh Developers for the storm-water and flood plan for the site, how the basements and the ground floors are protected, and how the drain buffers appear on the sanctioned plan.
The Developer's Record
Adarsh Urbanite comes from a developer with nearly four decades in Bengaluru. Adarsh Developers was founded in 1988 and, by its own count, has completed 33+ projects totalling over 29.61 million sq ft, from the Palm Meadows villa estate (1998) to the Palm Retreat township (2005).
Its registered projects carry their own public record on K-RERA, and that record is the fairest way to judge the developer. On K-RERA, a buyer can follow each registered project's quarterly progress reports, read any complaints filed against it, and see whether its completion date has moved since it was first filed. On several Adarsh projects it has, partly through the extensions allowed during the pandemic.
Two habits make that reading easier. Search K-RERA by project name rather than by promoter, because Adarsh registers most of its projects under a project-specific company whose name does not always include "Adarsh". And read complaints for what they are about, whether delay, sale-deed registration or compensation, and how many have been disposed. Check that the promoter on the RERA certificate is the same entity named on your sale agreement, and note the registered completion date, which is the date to hold the developer to.
Adarsh Developers registers most of its projects with K-RERA through a project-specific company, and several of those companies carry names without the word Adarsh. That is standard practice for a developer of its size, and it ring-fences each project's finances. Whatever the company's name, check that the promoter named on the RERA certificate is the same entity named on your sale agreement.
RERA pending. As at 30 September 2026, Adarsh Urbanite's K-RERA registration is pending and no registration number has been issued, so a number quoted for it today is not its own.
